FAQ's

Q: What is the process for a renovation?
A: Decide what it is you want to do, this does not need to be specific (even a feel will suffice). Call Habitat NT and we will provide advice and will even get your plans drafted, structurally approved and certified.
   
Q: What is Part B?
A: More commonly known as a mowing strip, it consists of a 300mm wide concrete strip which is normally 50 to 100mm thick, under which is a reticulation system (similar to a lawn soaker) which is filled with termite poison to form a physical barrier around your property. Any house that does not have a Part B would be at a higher risk of termite infestation.
   
Q: How much does it cost for a project manager?
A: Depending on the type and duration of the development, project manager vary from $20,000 to $30,000 per month. A project manager controls the entire site and ensures the construction schedule and budget are both within tolerances.
   
Q: Why do I need an Engineer's stamp on my construction plans?
A: Without this stamp you can not be sure the design is structurally sound and will meet both the Building Code of Australia requirements and ultimately be able to with stand cyclonic conditions.
   
Q: Why do I need to have the job certified at certain stages?
A: The certifier is there to ensure the construction process is in accordance with good building practice, and to ensure it is safe to occupy. There are certain stages crucial to the inspection process, including concrete slab preparation, brick wall construction and structural wall frames and trusses, as an example.
   
Q: What is a PC Sum?
A: This is a Prime Cost. Normally a builder will quote a PC Sum when the standard of the item is unknown. Like tiles. The PC Sum might be a m2 rate or an actual price. Eg. PC Sum for tiles of $5000. This is an allowance which you as the owner have to spend on tile supply. If you spend more the builder will claim a variation, if you spend less the builder will provide you a credit.
   
Q: Why should I get a builder involved from the start of my project?
A: A builder can advise you the cheapest method to construct, and ensure it meets latest building code regulations. The builder can also advise your architect or draftsman, or can provide you full drawings including engineering.
